Choosing for a Tamworth roof

Bedrooms under a slope suit roof windows and VELUX windows; older roofs call for conservation rooflights; a dark landing can take a sun tunnel; and an addition at the back suits a flat roof rooflight, with a roof lantern as the taller option.

A town this size has houses from many decades, and no single roof type describes it. Some roofs have been recovered, some extended, some converted. What fits one roof may be wrong for its neighbour. That is why we survey each one before a price, and why the type of rooflight comes after the place it lights, never before.

The full guide

A Tamworth bedroom, from the bed up

Of all the rooms in a house, the bedroom is where daylight does the most for the least effort. It wakes you gently, it makes the room feel larger, and it lets you dress without switching on a light. A rooflight can do that, if it is placed over the right part of the room.

Callout 1

Why the bed decides the window

Most bedrooms are lit from one wall, by a window sized for privacy. That leaves the far corner dim, and if the bed is in that corner, the morning light never reaches it. A rooflight placed over or beside the bed changes that. The question is how much sky you want to see from the pillow.

  4. Unit fitted

  5. Finishing

The lining is insulated, boarded and ready to paint.

Directly over the bed, a rooflight shows you the sky, the moon and the weather. It also lets in light at dawn, which not everyone wants. If you prefer a gentler start, the window can sit a little to one side, so daylight washes across the room without landing on your face. A blind built for the unit handles the rest.

We always ask where the bed is now, and where it might move. A bedroom in the roof has a sloping ceiling, and the lowest part of the room is rarely a place for a bed or for standing. The window belongs at the high end, where you can stand beneath it. The sequence below shows how we get from that question to a finished room.

Bedrooms also differ from other rooms in how they are used. You are in them mostly at the edges of the day, early and late, and the light you want at those hours is gentle. A rooflight that looks superb at noon can be too much at six in the morning in June. That is why the blind, the glass and the position are decided together, not one after another, and why we talk about when you use the room as well as where.

Sleep under the sky if you like, or beside it. The survey decides which suits the room.

What we measure in a bedroom

A bedroom is a place of fixed furniture, and a rooflight has to work around it. The wardrobe and the bed may be hard to move, and the lowest part of the sloping ceiling often sets where they can go. We measure the room before we draw any opening, so it reaches the places you really use.

Head height under the opening is one of the first numbers, since it decides how steeply the lining slopes. The distance from the bed to the window decides whether the daylight reaches the pillow or the floor. We also record the direction the slope faces, because an east-facing window wakes the room early, and a west-facing one brings in warm light in the evening.

Then we go up into the loft. The rafter spacing, the insulation and the covering all set what is possible, and we write them down so the quote reflects the real roof. Nothing here is guesswork, and nothing is left for the day itself.

If the room has a chimney breast, a fitted wardrobe or a built-in bed head, those go on the plan too. An opening that clashes with a chimney stack or a purlin can often be moved a hand's width and lose nothing. We would rather find that on the survey, with a tape in our hands, than on a scaffold with the roof open.

Conservation unit, roof window or VELUX

A conservation rooflight has a slim metal frame and a central glazing bar, and it sits low, hugging the covering so the roofline stays flat. A roof window sits proud of the slope by a little more, and it opens in familiar ways. A VELUX is a make of roof window, with a wide range of sizes and finishes. Each of them is a good choice for a bedroom. What differs is the look from the street and the way the window opens.

Heat loss is regulated by Part L 2021. Roof windows answer to the window figure, 1.4 W/m²K, with Window Energy Rating band B accepted as the alternative, while rooflights are allowed 2.2 W/m²K. Your quote says which figure applies to your unit. For a bedroom, glass that keeps the room warm in winter and cool in summer is the sensible choice, with a blind to finish it.

Tamworth, its council and bedroom escape

Tamworth has its own planning authority, Tamworth Borough Council. Flats and maisonettes are excluded from householder rights, listed buildings call for listed building consent on most work, and for a house the limits on rooflights sit in our planning guide, where most count as permitted development.

The town has a twelfth-century castle and a medieval church, so some streets may call for extra care. No published fact names a conservation area for us, so ask the council about your address. If one applies, a conservation rooflight on the rear slope is often the gentler route.

A bedroom in the roof raises one more rule, about escape. Roof windows qualify only on storeys up to 4.5 m above ground, which can include a loft bedroom if the house is a bungalow or chalet bungalow. On a two-storey house the loft needs a protected stair, and the window cannot stand in for one. Whatever the house, an escape opening must be 0.33 m² or more, and 450 mm or more across both ways.

Building Control is a separate process, and its notification is part of our job whenever the work is notifiable.

A town that grew in layers

Tamworth is a market town and borough in Staffordshire, with a population of about 76,000. It takes its name from the River Tame, and the early settlement straddled the River Anker. In the eighth and ninth centuries it was the main centre of royal power of the Anglo-Saxon Kingdom of Mercia. The town has a simple but elevated twelfth-century castle, and the Church of St Editha is a well-preserved medieval church.

The railways arrived in 1839 with the Birmingham and Derby Junction Railway, and the London and North Western Railway opened the Trent Valley line in 1847. Today Tamworth railway station, on Victoria Road, has high-level and low-level platforms where two main lines cross. The A5 bypass runs past the town, the M42 lies to the east, and the town's industries include logistics, engineering, clothing, brick, tile and paper.

The first council houses were built in 1900. A later housing estate, Scimitar Park, replaced an old factory. Wilnecote and Two Gates are among the suburbs, with their own station on the Cross Country Route.

Where does that leave a rooflight? A town that has grown this way has houses of many ages side by side. The roof above your bedroom matters more than the postcode. A survey tells us whether the rafters take a standard opening, whether the covering needs special flashing, and whether the loft is clear enough for a light well.

Wherever in town you live, the steps are identical. You point out the spot, we visit free and study the room and roof before naming a figure. Your quote is fixed and written, notification to Building Control is ours where required, and the finished work comes with a written 10-year guarantee on workmanship.

Because Tamworth is a big place, we also ask a few practical questions when you get in touch. Which room is it? Which way does the roof face? Is the loft boarded? Has the roof been recovered or extended? None of the answers changes the process. They simply let us arrive with the right tape, ladder and sample frames, so the survey answers your questions in one visit.

Tamworth bedroom and loft questions

Will a rooflight over my bed wake me too early?

It can in summer, if the slope faces east. A blind made for the unit fixes that, and some people prefer the window set to one side of the bed, so daylight fans out sideways instead of landing on the pillow. Your slope's direction is something we check on the visit.

Can a loft bedroom use a roof window as its escape route?

Only within limits. Roof windows count for escape only up to 4.5 metres above ground, so a bedroom in a bungalow or chalet bungalow may qualify. A two-storey house with a loft conversion relies on a protected stair instead.

Is a conservation rooflight worth it for a Tamworth bedroom?

It is worth considering if the roof is old, or if your street may have extra rules. The slim frame sits close to the covering and looks quiet from the road. Ask Tamworth Borough Council whether your address has restrictions, and we will help you compare it with a standard roof window.

What does Part L ask of a replacement bedroom rooflight?

The figure depends on the product. A roof window must reach 1.4 W/m²K, or band B for Window Energy Rating, and a rooflight must reach 2.2 W/m²K. A competent person scheme may certify a like-for-like swap, and the unit we propose meets the figure for its type.

My bedroom rooflight has fogged between the panes. Should I replace it?

Fogging is a sign that the seal has broken, and the unit insulates less well and the view stays dull. New glass to current standards brings the warmth and the view back. We check the frame and the flashing when we visit, and the quote prices the full unit so new glass sits in sound surrounds.

Can a rooflight light a dark landing between bedrooms?

Yes. With a clear path through the loft, a rooflight over the landing or a sun tunnel can brighten the doors and the head of the stairs. Which one suits depends on what sits above the ceiling and where the daylight is needed.
