Skylights and rooflights over a Willington worktop

7.6 road miles south-west of Derby, once a small inland port.

Some Willington homes have kitchens tucked at the back of the house. Show us the worktop that never gets daylight and the survey begins there.

Units for kitchens and back rooms here

Where the kitchen ceiling follows the slope, think of a roof window, with a VELUX window as one familiar choice. Behind the house, an extension may suit a roof lantern, while a smaller room manages with two flat roof rooflights. Sun and glare call for energy efficient rooflights, and clouded old glass for misted rooflight replacement.

A worktop needs light that is bright enough to work by and soft enough not to glare off a polished surface. The place we stand to judge it is the spot where you chop, stir and wash up. A rooflight right over a sink can be lovely, but it also shows every splash, so we think about where the light should arrive from as well as how much of it there is.

A Willington kitchen, from the worktop up

Kitchens are where a house shows its age. Walls come out, units go in, and still the worktop can end up in the one place the daylight does not reach. Below, a roof window is followed from enquiry to finished ceiling, along with the decisions that come before any cutting.

Letting daylight land where you chop

In a kitchen the spot is the worktop, and the question is where the daylight needs to fall. A rooflight directly above the hob gets steamed up and greasy, so we usually move it to one side, over the sink or the preparation area, where the light reaches the surface without the cooker's haze.

A long, thin kitchen can be bright at the window end and dim in the middle. The result is a bright end and a gloomy centre. A roof window or a small flat rooflight over the middle of the room evens this out, and the daylight rebounds off pale cupboard doors and worktops to reach the corners. We check the finish of the units at the survey, because a dark glossy surface behaves quite differently from a matt pale one.

Position the unit too close to a wall and the light skims the plaster, which looks lovely but leaves the worktop dim. Pale worktops reflect more of it upward, so a cream or white surface rewards the effort more than dark granite does, and a matt finish shows fewer splashes than a gloss one. Position it too far out and the light lands on the floor. We mark the position on the room plan with the units drawn in, so the picture you see is the picture you get.

An opening unit has a second job in a kitchen. Steam and cooking smells rise out through it, easing the load on the extractor and sparing the ceiling. We recommend an opening unit wherever the roof and the budget allow it.

A rooflight beside the hob, not over it, keeps the glass clear and the worktop bright.

Planning and Building Control, in order

South Derbyshire District Council decides planning for Willington, with its pages at southderbyshire.gov.uk. Willington Parish Council is finishing a Neighbourhood Development Plan, but that plan sits beside the national rules, so your address is checked with the district council. Conditions apply when a house takes a rooflight under permitted development, and our planning guide lists them with the government link.

A flat or maisonette comes without householder rights. For a listed building, listed building consent is generally the first step. An Article 4 direction, where one exists in a conservation area, takes permitted development away. Willington has no verified conservation area on our list, and we put your street to the council before we visit.

Building Regulations are their own system. Cutting roof timbers for a rooflight turns the job into building work, so the local authority, or else a registered building control approver, must approve it, and sending the notification falls to us wherever one is due. Fitting a new unit where its twin stood counts as controlled fitting, so Part L applies, and a competent person scheme can handle the sign-off. Approved Document L (Table 4.2, existing dwellings) then fixes the target. A roof window aims for 1.4 W/m²K. Every kind of rooflight, a lantern included, aims for 2.2 W/m²K. A band B label on a window is an accepted alternative.

Glazing for a working kitchen

A kitchen gets hot, damp and greasy, so the glass above it should be easy to live with. Double glazing with a low-emissivity coating keeps the inner pane warm, which reduces condensation. A solar control coating helps a south-facing kitchen avoid summer heat build-up. Self-cleaning coatings keep the outside of the pane cleaner between wipes.

If the room is a family kitchen with a table, the glass can also set the mood at a meal. A roof lantern over an extension gives light from several sides and shows the sky, which people enjoy at the table. A smaller flat rooflight over the worktop provides strong working light but less atmosphere.

We discuss the differences at the survey, with the room's orientation in mind. The glazing is specified in the quote, and the unit meets the limit for its type.

Cleaning and reach

A rooflight over a worktop collects dust, grease and the odd splash, and you will want to clean it. A unit within arm's reach of a step or a stool is easy. A high one is not, which is where a reach pole, an electric opening unit or a self-cleaning coating earns its keep. We think about how you will clean it at the same time as where it goes, because a window that cannot be reached soon looks neglected.

Blinds in a kitchen

Blinds suit a kitchen better when they are fitted to the unit, because a free-hanging fabric near a hob is a poor idea. A roller or pleated blind that runs in side channels stays flat against the glass and can be wiped clean. Choose a wipeable fabric, and keep it clear of the heat. We fit the blind with the window, so the finished room has nothing left to add.

Callout 4

What goes round the opening

Kitchens carry plenty of fixtures in the ceiling, from downlights to extractor ducts. We plan the rooflight around them, and if a light has to move, we say so in the quote. Shaft, plaster and paint are all part of the job, and the reveal ends level with the ceiling around it.

A kitchen with fitted units leaves little room for mess, so we agree beforehand which cupboards need emptying and where dust sheets go. If the worktop is stone or timber, we cover it with board, not just a cloth, since a dropped tool can mark either. Work goes on from above wherever possible, and we clear up as we go.

A canal, a railway and a crossroads

Willington is a village of about 2,700 people on the River Trent. It lies at a crossroads, where the north-south B5008 meets the east-west A5132. The village began as an agricultural settlement on the flood plain. It grew from a population of 477 once the Trent and Mersey Canal was built in 1777 and it became a small inland port. The railway followed in 1838, with a station called Repton and Willington that brought scholars to Repton School, and a new station opened in the 1990s. At the southern edge of the village, former gravel pits beside the Trent are now a wetland nature reserve.

The Toyota car factory opened nearby in 1992, between Willington and Findern, and the village has grown with it. The published record gives no detail on the houses themselves, so we keep to what it supports. A place that has grown since the canal and railway ages is likely to hold homes from several periods, and each takes a rooflight in its own way.

An older house with a kitchen or scullery at the back is a typical case. A roof window over that back room is the natural fit, or a small flat rooflight where the back has been extended in a single storey. Interwar and post-war houses have standard-pitch roofs that take a roof window easily. Newer homes have trussed roofs, where the opening is planned around the timbers.

Wherever you live, the process is the same. We visit, stand at the worktop or the stair, and look at the roof above it. The quote you receive is written, fixed and unchanged on the day, and the work carries a guarantee of ten years, in writing. If your old unit has misted between the panes, ask about misted rooflight replacement at the same visit.

Willington kitchen and loft questions

Should a kitchen rooflight sit over the hob or beside it?

Beside it is usually better. Directly above a hob the glass takes steam and grease and needs cleaning often. Over the sink or the preparation area, the light reaches the worktop without the haze. We mark the unit position on a plan with your appliances drawn in, so you can see where the light will fall before we cut anything.

What goes best on the flat roof of a kitchen extension?

Flat glass on a kerb works well, and a roof lantern brings light in from several sides. Which is better depends on the size of the room and your budget. We look at the structure and the upstand at the survey, and the choice goes into the fixed quote. Each counts as a rooflight, so Part L allows it 2.2 W/m²K.

Is permission needed before a roof window goes into a kitchen slope?

Permitted development usually covers a house, with conditions that our planning guide sets down. Flats are handled differently, and listed buildings call for their own consent. Building Regulations still apply when the roof structure changes, and we handle the notification. For a firm answer on your address, ask South Derbyshire District Council.

Will a rooflight overheat the kitchen in summer?

Only if the glass or the sun is working against you, which is why glazing is picked for the room's orientation. Solar control glass and a blind take the sting out of the sun, while an opening sash lets hot air out. We specify these at the survey, so the finished room is bright and comfortable.

How much of the kitchen will be disrupted during the fitting?

The roof work happens above you, and inside the area under the opening is cleared and covered. Roof work for one plain unit runs to a day or two. Plastering and decorating the reveal follows, and we agree who does what at the survey so the kitchen is back in use as soon as possible.
